Start with a comfortable ownership budget

Before choosing a price range, decide what monthly ownership cost fits your life. Mortgage principal and interest are only part of that conversation. Ask your lender to explain taxes, insurance, mortgage insurance where applicable, and the cash needed to close. Keep room in your plan for maintenance and the expenses that continue after moving day.

Separate essentials from preferences

Write down the features you need, then distinguish them from things you would simply enjoy. Consider the places you travel regularly, the space you need today, and what may change over the next few years. A shorter list of meaningful priorities is easier to use than a long list where everything looks equally important.

Connect the search to your timeline

A lease ending, a home to sell, or a planned move can change the order of your next steps. Discuss those constraints early with your agent and lender. Compare written loan offers carefully rather than focusing only on an advertised interest rate.

Bring your questions to the first conversation

You do not need a perfect plan before reaching out. Share your approximate timing, areas of interest, and the questions holding you back. We can use that conversation to define a sensible starting point.
